As your Rental Concierge, we will...
- Design a strategy to find quality rentals that meet your price, location, and amenity requirements.
- Give you a local perspective on neighborhoods, including transportation and commuting options, parks and schools, and the best places to eat and drink.
- Contact owners/property managers, including properties from our personal network of real estate professionals, owners, and property managers.
- Visit the properties with you, either in person or via FaceTime if you’re long distance or stuck at work.
Fee
One month’s rent, $4000 minimum.

The bulk of our business is in the “Urban East Bay” – Oakland, Berkeley, Kensington, Albany, El Cerrito, and Richmond. We also handle the “Suburban East Bay” – Walnut Creek, Orinda, Lafayette, Moraga – but our fee increases to one month’s rent for these cities that are through the Caldecott Tunnel. We cover San Francisco for clients with a $5000 minimum.
First of all – this scenario has happened only twice in the history of AndreaRentals, in one case the client was looking to buy while looking to rent, lucked out, and got into contract on a house. (Wahoo!) In the second, the client decided to move to Davis instead of commuting to Davis from Berkeley. (Quite logical.)
Before we enter into a 6 week contract with a prospective Tenant Concierge client, we make sure that what you are looking for matches what we are seeing in the market. If you have very narrow parameters, we’ll tell you up front if it seems unlikely, based on our experience, that you’ll be able to find exactly what you’re looking for, or find that within your budget. We’ll talk about what compromises you might be willing to make, and what your timeline is. If both parties feel like it’s a match, we’ll move forward with the Tenant Concierge Agreement and get started. You’d be surprised how motivating it is to have someone sending you viable rental possibilities and working with you to get something secured! Most of our clients don’t even take the full 6 weeks.
That being said, if for some reason we did get to the end of the contract and you haven’t entered into a lease, we charge our minimum ($4000) for the 6 weeks of work we have done together.
